Absolutely! We welcome cats and dogs with breed restrictions. Pet Breed Restrictions: Chow-Chows, Rottweilers, Akitas, Great Danes, Pitbulls, Malamutes, Mastiffs, Cane Corsos, Wolf-Hybrids, Presa Canarios, Bull Terriers, Boxers, and/or mix of the breeds listed above.

We offer limited on-site parking; spaces are currently fully assigned, and a waitlist is available. In the meantime, residents can park at our off-site garage located at 14th & Webster Street, about a 5-minute walk from the community. Secure bike parking is available for residents.

Yes, our rooftop terrace offers great outdoor space, including BBQ grills, hammocks, fire pits, and sweeping city skyline views. Additionally, our courtyard is located off of our resident lounge and is largely shaded. 

Yes! Residents can reserve the clubhouse and rooftop terrace for private events. There's a refundable deposit. Details and booking are available through the resident portal after move-in.

Apartment Features

Minor modifications like hanging pictures are welcome. Painting and major changes require written approval. We provide a detailed list of do's and don'ts in your lease addendum, and our team is happy to discuss specific requests.

We'll provide a welcome packet with utility setup instructions. Electric service through PG&E takes 1-2 days to activate. Water/sewer/trash are already included in your rent, so no setup is needed there.

Homes come standard with stainless steel appliances, including a dishwasher, microwave, and oven/range, plus hardwood-style flooring, oversized windows for great natural light, and smart-lock entry doors.

Yes, every apartment includes a full-size washer and dryer. No more trips to the laundromat or shared laundry rooms!

Our homes are equipped with smart locks, programmable thermostats, and USB outlets.

Leasing & Fees

Applications can be submitted online through the RentCafe portal after selecting your desired floor plan and lease term. Applicants must provide a valid government-issued ID and proof of income, such as recent pay stubs or bank statements.

Applicants are screened based on rental history, credit history, criminal background, and income verification, with a required income of at least 2.5 times the monthly rent. There is no strict minimum credit score, but credit history is reviewed as part of the application. Renter's insurance is required for all residents, and guarantors are allowed for applicants who need additional qualification support

Applicants can typically expect a response within 2 business days after submitting a complete application. Alice House can generally hold an available unit for up to 7 days before move-in; however, hold times are subject to change, so please contact our Leasing Office to confirm.

Rent includes access to all community amenities, including the rooftop terrace, 24-hour fitness center, paw spa, and co-working lounge & clubroom. Utilities are not included and are billed separately based on usage, residents set up electric and gas service directly through PG&E.

The following is a complete breakdown of fees and deposits associated with leasing at Alice House. All fees are subject to change — please confirm current amounts with the leasing office.

One-time fees:

  • Application Fee: $50 per applicant
  • Security Deposit: $500 – $600, depending on the bedroom count
  • Pet Deposit: $500 per pet (cat or dog)
  • Move-in Funds: First month's rent (prorated if applicable), applicable fees, and the remaining security deposit, paid via certified funds (cashier's check or money order)

Recurring monthly fees:

  • Pet Rent: $50 per pet, per month
  • Valet Trash Fee: $35 per month
  • Pest Control Fee: $3.50 per month
  • Parking: 255 offsite garage (6 minute walk, 14th street and Webster)
  • Storage: $50 per month (optional, for additional resident storage)
  • EV Charging: No EV charging available

Other charges:

  • Late Fee: $50, applied if rent is not paid between the 1st and 5th of the month
  • Early Lease Termination Fee: Equal to two months' rent plus repayment of any concessions received, as outlined in the lease agreement

Neighborhood

The Lakeside neighborhood is walkable, historic, and lively, nestled between Downtown Oakland and Lake Merritt. Residents enjoy access to dining, retail, the Fox Theater, the Paramount Theatre, and Lake Merritt's 3.4-mile loop trail.

Within walking distance, residents are close to grocery options including Whole Foods Market on Bay Place, the Old Oakland farmers' market, and specialty grocers in the Pacific Renaissance and Swan's Marketplace areas. Nearby dining includes local favorites in Old Oakland, Uptown, and around Lake Merritt. Nearby parks include Snow Park, Lake Merritt and Lakeside Park, the Oakland Museum of California gardens, and the Juan Bautista de Anza National Historic Trail. Nearby schools include Lincoln Elementary School (attendance zone), Westlake Middle School, and Oakland Technical High School, plus higher-education neighbors Lincoln University, Laney College, and Samuel Merritt University.

Downtown San Francisco is approximately 15–20 minutes via BART from the 12th Street station, or about 20–25 minutes by car depending on traffic. Alice House provides convenient access to major employers throughout the Bay Area.

Maintenance & Services

Maintenance requests can be submitted quickly through the resident portal and are typically addressed promptly, often within the same day. 24-hour emergency maintenance is available — residents can call the dedicated emergency line (510) 797-2227 for urgent issues outside regular office hours. On-site management is available 6 days a week to assist residents, and standard maintenance services are included as part of your residency.

Alice House provides trash and recycling services, including valet trash pickup. Pest control services are provided as part of the community's upkeep, and a secure package locker system with cold storage allows for refrigerated package retrieval. Latch smart-lock entry doors add convenience for residents, and during office hours the leasing team can assist with lockouts. Periodic property inspections — including annual fire-alarm system checks — are conducted to maintain community standards and safety.
